What this is
planEASe offers its free financial calculators to AI assistants through the Model Context Protocol (MCP),
an open standard that lets an assistant call outside tools. Instead of estimating the math itself,
the assistant sends your numbers to planEASe, which has used these calculations for commercial real estate analysis since 1982.
Every answer includes a share link to the matching planEASe page with your exact inputs. Open it to check the result,
change an assumption, or download a PDF report. No account, subscription or API key is needed.

Connect to other assistants
Any AI assistant that supports remote MCP servers can use the same address: https://planease.com/mcp.
Support depends on the product and your plan. For example, ChatGPT offers custom connectors on some paid plans.
Check your assistant’s help pages for the current steps, since menu names change often.
No sign-in is required.
What it can do
Try asking
- “What is the monthly payment on a $2,000,000 loan at 6.75% amortized over 25 years?”
- “A credit card quotes 24% APR compounded monthly. What is the effective annual rate?”
- “Show the depreciation schedule for a $650,000 duplex with $150,000 of land, placed in service in March 2027.”
- “Compare payments on a $400,000 loan from 6.5% to 7.5% over 30 years.”
Good to know
- These are planning tools, not tax, legal or financial advice. A lender’s loan documents set actual payments.
- The loan tool covers fixed-rate loans with level payments. It does not model interest-only periods, adjustable rates, fees or points.
- The depreciation tool covers the common MACRS classes. It does not cover Section 179, vehicle limits, special-zone rules, the year of sale, state rules or AMT.
- The numbers you enter reach our server only to produce the answer. We log the time, IP address and which tool was called, not the values. See the Privacy Policy.
- Share links contain your inputs in the address, so anyone with the link can see them.
