Market Profiles overview — what they are and how they work. Market Profiles handle what happens when a lease expires: the tenant might stay (renew) or leave (new tenant), with different TIs, commissions, vacancy periods, and rents for each scenario. Create profiles: Edit / Market Profiles — press F1 for help. Add as many profiles as needed via Add Profile. Each profile has three columns: New Tenant column (months vacant, market rent, TIs, commissions if tenant leaves); Renew column (rent, TIs, commissions if tenant stays); Average column (the blended number planEASe actually uses, weighted by Renewal Probability). Click OK — planEASe creates Rev LPR (Rev Local Profile) pages in the Assumption Page List: one page for the General/Renewal Probability column, one for the Renew column, one for the New Tenant column. These pages can be edited directly or through the Market Profiles dialog. All Market Profile assumptions (months vacant, market rent, TIs, commissions, renewal probability) are fully accessible for Sensitivity Analysis and Risk Analysis. To connect a lease to a profile: click the last page of the lease, Edit / Add to Market Page, select which profile that lease goes to. Multiple leases can share one profile or each have their own — any combination. In Lease Analysis the TIs and commissions kick in at lease expiration and the profile recycles. Repetitions controls how many times the profile cycles — set to 99 for until projected sale.
