How to enter a Tenant Representation lease from scratch. Tenant Rep uses Revenue pages only. All amounts are negative from the tenant's perspective — the tenant pays, so costs are entered as negative numbers. Positive amounts = money received by the tenant (security deposit return).
Base rent with bumps: Edit / Add Revenue Page, name it (e.g. "Lease 1"). Click C button, enter $/SF as negative (e.g. -$10/SF for 10,000 SF = -$100,000/year). Revenue Period = first period (e.g. 3 years). Verify in Audit Window — shows -$100,000 flat for 3 years. Then Edit / Add Continuation Page for each bump — rename descriptively (e.g. "& Bump to 12") keeping the & at the start; click C button and enter next rate as negative (e.g. -$12/SF), Revenue Period = next period (e.g. 3 years). Repeat for final period (e.g. "& Bump to 14" at -$14/SF). Continuation pages must remain in sequence — each starts when the previous ends. Verify in Lease Analysis — shows each period as a separate row stepping down (more negative) with each bump.
SubPages (concurrent items): Edit / Add SubPage for each item that runs simultaneously with the lease.
Expenses: negative $/SF (e.g. -$2/SF), Revenue Period = 99 (full lease). Growth Method: Annual at Growth Rate (e.g. 3%) for fixed growth independent of inflation; or Linked to Inflation Rate (enter 0) if you want all expense items to change together when you adjust the global inflation rate — useful when comparing multiple leases where expenses track the same market.
Taxes: negative $/SF (e.g. -$0.50/SF), Annual at Growth Rate (e.g. 3%) — use fixed rate rather than inflation-linked if tax growth is independent of inflation assumptions.
Moving Costs: Edit / Add SubPage, name "Moving Costs," enter zero — shows the line item in Lease Analysis with no amount, explicitly indicating no moving cost obligation.
Security Deposit paid: Edit / Add SubPage, name "Security Deposit," enter negative amount (e.g. -$10,000), Growth Method = One Time at Growth Rate, Revenue Start Date = 0 — fires once at lease start showing tenant paying deposit.
Security Deposit returned: Edit / Add SubPage, name "Security Deposit Return," enter positive amount (e.g. +$10,000), Growth Method = One Time at Growth Rate, Revenue Start Date = 99 (code for end of lease) — fires once at lease end showing tenant receiving deposit back.
Verify complete lease in Lease Analysis — each component appears as its own row: base rent stepping down through bumps, expenses and taxes running concurrently, moving costs at zero, security deposit at start and return at end. Click Graph to visualize the full lease cash flow as bar or column stack.
