Assumption Set Specifications — entered when first creating a new Assumption Set, accessible later by double-clicking the title in the Status Bar.

Investment Name: the title that defaults to appear at the top of every report.

APOD Purpose, Property Location, Property Type: narrative-only fields used exclusively in the APOD report — do not affect calculations.

Square Feet or Units: the crossover value that determines property type behavior. Numbers under 2,000 default to a unit-based investment (apartments, self storage, mobile home parks). Numbers 2,000 or greater default to a square-footage-based property (office, retail, industrial).

Fiscal Year Start: which month annual reports begin — defaults to January if uncertain; useful for matching a client's actual fiscal year calendar.

Comments: stored only with the file itself, never appear in any printed report — use this field for internal notes about the file that should not be client-facing.

Click OK to enter the Assumption Edit Screen. To return and modify any of these settings later: double-click in the white area where the Investment Name displays in the Status Bar.
